Somerville porch demolition & rebuild
A three-story rear porch we flagged as structurally unsafe — and what it took to make the property safe again, start to finish.
An unsafe porch, flagged early
While working on another project at this site, we noticed a structurally unsafe three-story rear porch and immediately notified the homeowner. Together we decided to demolish the existing porch, rebuild a small side entry, and seal up the old entrances — both interior and exterior.
Permitted demo with tenants in place
With permits in place, we demolished the porch level by level. Each level was patched before demolition to keep the building secure and minimize disruption for tenants.
New side entry, built to current code
The new side porch was built on correct footings and up to all current safety standards. We also coordinated a window installation the project revealed was necessary — handled as a clear, separate scope — and completed all interior and exterior patching.

Repair vs. rebuild — how do you decide?
We evaluate the structure, not just the surface: posts, beams, rim boards, footings, and stair connections. If the framing is sound, targeted repairs are usually the right call. If key structural members are compromised, a rebuild is often safer and more cost-effective than chasing rot. Either way, you get a written recommendation with the reasoning.
Do I need a permit?
Most structural porch work in Massachusetts requires a building permit, and railings and stairs are inspected items. We handle permitting and inspections as part of the project so the work is documented and closed out properly — which matters for insurance, refinancing, and resale.
Can you work with tenants in place?
Yes — occupied multifamily buildings are a specialty. We sequence the work to keep entrances secure, communicate schedules in advance, and minimize disruption, just like the Somerville project above.
Do you replace railings to current code?
