Know the Signs

Is your porch telling you something?

Porches on older Greater Boston homes often hide structural problems behind paint and surface boards. These are the signs we get called about most.

Soft or spongy spots in decking or stair treads
Posts that are leaning, sinking, or rotted at the base
Railings that wobble or pull away from posts
Visible rot at beams, rim boards, or stair connections
Sagging rooflines or floors on multi-story porches
Peeling paint with dark staining — a common sign of trapped moisture

Seeing one or more of these? Request a free structural evaluation before it becomes a safety issue — especially with tenants in the building.

Real Project Walkthrough

Somerville porch demolition & rebuild

A three-story rear porch we flagged as structurally unsafe — and what it took to make the property safe again, start to finish.

01
Discovery

An unsafe porch, flagged early

While working on another project at this site, we noticed a structurally unsafe three-story rear porch and immediately notified the homeowner. Together we decided to demolish the existing porch, rebuild a small side entry, and seal up the old entrances — both interior and exterior.

02
Demolition

Permitted demo with tenants in place

With permits in place, we demolished the porch level by level. Each level was patched before demolition to keep the building secure and minimize disruption for tenants.

Common Questions

Porch repair FAQ

What Greater Boston homeowners and landlords ask us most.

Repair vs. rebuild — how do you decide?

We evaluate the structure, not just the surface: posts, beams, rim boards, footings, and stair connections. If the framing is sound, targeted repairs are usually the right call. If key structural members are compromised, a rebuild is often safer and more cost-effective than chasing rot. Either way, you get a written recommendation with the reasoning.

Do I need a permit?

Most structural porch work in Massachusetts requires a building permit, and railings and stairs are inspected items. We handle permitting and inspections as part of the project so the work is documented and closed out properly — which matters for insurance, refinancing, and resale.

Can you work with tenants in place?

Yes — occupied multifamily buildings are a specialty. We sequence the work to keep entrances secure, communicate schedules in advance, and minimize disruption, just like the Somerville project above.

Do you replace railings to current code?

Yes. When we replace railings and stairs, we build them to current Massachusetts code requirements for height, spacing, and strength — one of the most common safety gaps on older porches.

What materials do you use?

Pressure-treated framing as the structural standard, with decking options from pressure-treated lumber to composite, and PVC trim and skirting where rot resistance matters. We'll recommend materials based on budget, exposure, and how the porch gets used.

What if you find hidden rot mid-project?

Older porches sometimes reveal conditions that can't be seen until demo. If that happens, we document it with photos, explain the options, and price the additional work as a written change order before proceeding — no surprise invoices.
